How Metal Roofing Works in Asheville, NC

A metal roof is not one product. It is a system — panel, gauge, finish, underlayment, fastening, and flashing — and the quote you are handed is a set of choices about each. Here is what those choices do.

First: how roofers measure

Roofing is priced in squares. One square is 100 square feet of roof surface. Because a roof is a slope, the surface is always larger than the footprint under it — on a steep mountain roof, substantially larger — and overhangs add more.

This is why a homeowner who thinks “2,000 square feet” gets a number back that feels wrong. The roof might be 2,400 square feet of surface, or 24 squares, and every rate quoted is multiplied by that figure.

The panel systems

Exposed fastener

Ribbed panels screwed straight through the face into the decking or purlins, each screw sealed by a neoprene washer. It is the cheapest way onto a metal roof and it is the correct answer for barns, shops, and outbuildings.

The catch is arithmetic: a house roof might carry a thousand or more of those screws, and each washer is a consumable with a shorter life than the panel. Budget on a fastener inspection and replacement pass somewhere around year fifteen to twenty.

Standing seam

Panels lock together at raised vertical seams and are held by concealed clips fastened to the deck. Nothing penetrates the weather surface. The clips also let the panel slide as it expands and contracts, which matters more than it sounds — a long panel moves measurably between a January night and a July afternoon, and a system that fights that movement tears itself apart.

Within standing seam there are snap-lock and mechanically-seamed versions. Mechanically-seamed is crimped closed on site with a seaming machine, performs better in wind and on low slopes, and costs more.

Metal shingle and stone-coated steel

Panels stamped to imitate shingle, shake, or tile. Chosen where a traditional appearance is wanted or required by a covenant or a historic review. Installation is more fiddly than flat panel, which is reflected in the rate.

Gauge and finish, which is where quotes really differ

Gauge is steel thickness, and lower numbers mean thicker metal. 24-gauge is the usual residential quality mark, 26-gauge is common, 29-gauge is thin and belongs on agricultural buildings.

Finishis the paint system. A 70% PVDF (Kynar 500® or Hylar 5000® class) finish holds color and resists chalking far longer than a cheaper polyester coating, and the finish warranty length tells you which one you are being sold. A high-temperature synthetic underlayment, and ice-and-water membrane at the eaves and valleys. Metal gets hot, and standard felt degrades under it. In the mountains the eave membrane is not optional — it is what protects the roof deck when ice does form at the cold edge.

Flashing, which is where roofs actually leak

Panels rarely fail. Roofs leak at the interruptions: valleys, chimneys, wall intersections, skylights, and pipe penetrations. On a metal roof those details are fabricated and fitted by hand, and the difference between a good roofer and a cheap one shows up there more than anywhere else.

When you compare quotes, compare the flashing description. If a quote does not describe how the valleys and the chimney are handled, it is not a complete quote.

Mountain-specific items

  • Snow guards. Metal releases snow in sheets. Above any door, walkway, deck, or parking area, these belong on the quote.
  • Ventilation. A metal roof does not fix a hot attic. Ridge and soffit ventilation is what stops ice damming, and it is worth addressing while the roof is off.
  • Access. Long panels arrive on a truck. Steep gravel drives may mean shorter panels or site-forming, and that is a legitimate cost line.

  • Underlayment type, and where ice-and-water membrane goes.

  • Snow guards, where they apply.
  • A per-sheet price for replacing bad decking.
  • Both warranties separately — the manufacturer’s finish warranty and the contractor’s workmanship warranty, with the years for each.

How long does the installation take?+

A simple house is typically two to four days. A complex or steep roof can run a week or more, and site-formed panels add a day for setup. Weather governs everything — nobody should be seaming panels in a mountain thunderstorm.

What gauge should I ask for?+

For a residential standing seam roof, 24-gauge is the usual quality specification and 26-gauge is common. 29-gauge is thinner and shows oil-canning and denting more readily — it belongs on agricultural buildings rather than on a house you want to keep for fifty years. Lower gauge number means thicker steel.

What is oil-canning and should I worry about it?+

The slight waviness visible in flat metal panels in raking light. It is an inherent characteristic of the material, not a defect, and no installer can eliminate it entirely. Heavier gauge, striations or minor ribs in the pan, and careful handling all reduce it. A contractor who promises none of it is overselling.

Can solar go on a metal roof?+

Standing seam is arguably the best roof for solar there is. Clamp-on mounts grip the seams with no penetration through the roofing at all, which removes the leak risk that comes with drilling into shingle. If solar is on your five-year plan, mention it now.
