Standing Seam vs. Exposed Fastener

Both are metal roofs. One has a thousand holes through the weather surface and one has none, and almost every other difference between them follows from that.

Exposed fastener

Standing seam

  • Mechanically-seamed versions work on low slopes

The one difference everything else follows from

An exposed-fastener roof holds back the weather with hundreds or thousands of small rubber washers, each compressed under a screw head. Every one of them is a seal, and every seal is a consumable. The steel panel might last fifty years; the washers will not.

Standing seam has no penetrations through the weather surface at all. The clips that hold it are under the seam, inside the weatherproof envelope. There is nothing to degrade in the sun because nothing sealing the roof is exposed to it.

The thermal movement problem

Metal expands and contracts, and a long panel moves a measurable amount across a day. Standing seam clips are designed to let the panel slide while staying attached. An exposed-fastener panel is pinned at every screw, so that movement is absorbed by the fastener holes, which slowly elongate.

In a climate that swings as hard as this one — hot mountain afternoons, hard overnight freezes — that cycling is not a theoretical concern.

What each one is genuinely for

  • Exposed fastener: barns, equipment sheds, workshops, detached garages, carports, and outbuildings. It was designed for agricultural buildings and it does that job well and cheaply.
  • Standing seam: the house you intend to keep. It is the system people mean when they say they want a roof they never think about again.

On a rural property, quoting both — house in standing seam, barn in exposed fastener — is usually the right answer, and a contractor who suggests it unprompted is thinking about your money.

Where the price gap narrows

Over a fifty-year horizon, exposed fastener needs at least one full fastener replacement pass and possibly two, plus the risk that a missed leak damages decking. Standing seam needs essentially nothing. The sticker gap is roughly two to one; the lifetime gap is considerably closer than that.

That does not automatically make standing seam right for everyone — a barn does not need a fifty-year plan. It does mean the cheap option is not as cheap as the first number suggests.

Common questions

How often do exposed fasteners need replacing?+

The neoprene washers under the screw heads degrade with UV and thermal cycling, and a fastener inspection and replacement pass is commonly needed somewhere around year fifteen to twenty. It is not difficult work, but it is real, recurring, and it is what makes the lifetime cost closer than the sticker price suggests.

Can exposed fastener be fine on a house?+

It can, and plenty of houses have it. On a simple roof, with a good gauge and a proper installation, it will keep the weather out for decades. Go in knowing it is a roof with a maintenance item rather than a roof you can forget about, and price the difference honestly.

Is snap-lock or mechanically-seamed better?+
