Why your roof is bigger than your house

A slope has more surface than the footprint beneath it. A 2,000 square foot single-story house might carry 2,400 or more square feet of roof once pitch and overhangs are counted — and Asheville roofs are frequently steep, which pushes that further.

This is the single most common reason a homeowner thinks a quote is padded. It usually is not; the roof is just larger than they pictured.

The five line items that explain the spread

1. Gauge

24-gauge steel versus 29-gauge is a real material difference and a real price difference. Thinner metal oil-cans more, dents more easily, and does not last as long. Lower number means thicker.

2. Finish

A 70% PVDF (Kynar 500® or Hylar 5000® class) paint system holds its color and resists chalking for decades. A cheaper polyester coating fades faster and carries a shorter finish warranty. Ask for the finish by name and the warranty length in years.

3. Roof complexity

Valleys, dormers, chimneys, skylights, and steep pitch all mean hand-fabricated flashing, cut panels, more waste, and sometimes staging. Complexity commonly adds 15% to 35% over a simple gable.

4. Tear-off and decking

One layer of shingle coming off is normal. Two layers is more labor and more disposal. Bad decking underneath is found during tear-off and is always an extra — which is why a stated per-sheet price belongs in the quote before work starts.

5. Site-formed versus shop-formed panels

Long panels can be roll-formed on site, which avoids seams on a long run and avoids transport damage. It needs the machine to reach your property, and on a steep mountain drive that is sometimes the deciding constraint.

What is usually excluded

  • Bad decking replacement, beyond a stated allowance.
  • Gutters, unless specifically listed.
  • Skylight replacement — worth doing while the roof is off.
  • Ventilation improvements.
  • Snow guards, on some quotes. In the mountains, insist.

Common questions

Why is my quote higher than these ranges?+

Complexity, most likely. A roof with several valleys, dormers, and a pitch too steep to walk can run a third above a simple gable of the same square footage. After that, check gauge and finish — 24-gauge with a 70% PVDF (Kynar 500® or Hylar 5000® class) finish is a genuinely different product from 29-gauge with a cheap coating.

Does a metal roof lower my insurance?+

Sometimes, modestly, depending on the carrier and the product's impact and fire ratings. It is worth asking your insurer directly before you buy rather than taking a contractor's word for it — the discount is real in some policies and absent in others.

Is there a tax credit for a metal roof?+

There is currently no federal residential energy credit for a standard metal roof. Metal roofs were never on the IRS 25C qualified products list, and the 25C credit itself is no longer available for property placed in service after December 31, 2025. If a contractor mentions a federal tax credit, ask for the specific IRS publication and code section — and check with your accountant, not the sales team.

Should I get three quotes?+

Yes, and give each roofer the same specification — system, gauge, finish, underlayment — so they are pricing the same roof. Without that you get three different products at three different prices and no way to compare them.
