Barn, Shop, and Commercial Metal Roofing
West of town — Candler, Leicester, the agricultural lots along the county line — the metal roof people actually buy is often not the one on the house. This page is for that building.

Two buildings, two systems
A rural property in Candler often has a house and a shop. Quoting both as standing seam wastes money. Quoting both as 29-gauge screw-down wastes the house. The contractor who prices the barn in exposed fastener and the house in standing seam is thinking clearly.
Residential exposed fastener, when it is used on a simple house, more often lands in the $500 to $1,100 per square band in this market. That is still a roof with a maintenance item: the washers. Read standing seam vs. exposed fastener if the building is actually a house.
29 gauge is not a residential standing-seam spec
Gauge is thickness. Lower number means thicker steel. 29-gauge ag panel is thin, cheap, and designed to be screwed through the face into purlins. 24 and 26 gauge are the residential standing-seam conversation. Mixing those sentences in a quote is how a shop price ends up on a house, or a house price on a hay barn.
Low-slope shops and commercial roofs
Many shops, additions, and small commercial buildings west of Asheville are low slope. Thru-fastened panel on a slope below the manufacturer's minimum will leak at the washers. Mechanically seamed standing seam is the system that belongs there. It costs more. It is still cheaper than rebuilding a wet deck.
If the roof takes HVAC curbs, skylights, or a lot of penetrations, flashing — not the panel brand — is the job. Ask how those curbs are detailed before you compare the per-square number.
Access, delivery, and farm reality
Long panels want a truck that can reach the pad. A steep drive off NC-151 or a muddy lot in February can force shorter panels or a portable roll-former. Open-sided barns are faster than houses; livestock in the building is slower. None of that shows up in a website range, which is why the range is not a quote.
When asphalt still wins
A rental house you will sell in three years does not need standing seam. Architectural shingle is the better financial choice on a short hold. A barn does not need shingle at all. Match the system to the holding period and the use.
Get a band, then a real quote
The estimator on this site is built around houses. For a shop or barn, use the cost guide as a map of systems, then send the three answers with a note that the building is agricultural or commercial, plus the footprint and pitch if you know them. A contractor who works in Buncombe County will price the actual building.
Common questions
Can I put 29-gauge ag panel on a house?+
You can find someone who will. It is the wrong spec. 29-gauge thru-fastened panel is made for barns, shops, and equipment sheds. Residential standing seam is 26 gauge or, as a premium, 24 gauge. Thin ag panel oil-cans more, dents more, and is held by exposed washers that need service. Price the building you actually have.
What does a barn or shop roof cost in Buncombe County?+
Simple agricultural and shop work can start near $450 per square for exposed-fastener panel. That floor is not a typical house. Residential exposed fastener in Western North Carolina more often runs $500 to $1,100 per square. Standing seam on a house is $1,000 to $1,800. These are planning ranges, never quotes.
My shop roof is nearly flat. Will exposed fastener work?+
Thru-fastened panel wants pitch. On a low-slope commercial or shop roof, mechanically seamed standing seam is the system that is actually rated for that slope. Exposed-fastener washers on a 1-in-12 or 2-in-12 roof are a leak plan, not a bargain. Ask for the manufacturer's minimum slope in writing.
Do you install commercial roofs?+
No. Highland Seam Roofing is a paid referral service, not a roofing contractor. We publish planning ranges and pass a completed request to one contractor serving the area. They quote and they install. We do not.
